Most people who shop at Park Plaza still describe it the way they have for years: you drive there for a workout at Planet Fitness, a cheap find at Five Below, groceries at MOM's Organic Market. You park, you cut through, you drive home. That description held up fine for a long time. It stopped being the full picture sometime this year, and the plaza's newest tenants are the ones who told us why, out loud, in their own words.
Start with the timeline. MOM's Organic Market opened at 550 Ritchie Highway in 2025, the first grocery of its kind in Anne Arundel County. Toastique signed its lease for a spot in the same center in January, with franchise owners Allyson and Mo Jishi explaining the pick to Eye On Annapolis in a way that had nothing to do with foot traffic counts or anchor tenants. "We love the walkability of Park Plaza, including the nearby trails, and leasing space at Park Plaza was always in our long-term expansion plans," Jishi said. Two months later, Paris Baguette signed for nearly 2,900 square feet in the same plaza, with an opening that landed this past summer. Toastique's own doors opened this Saturday, September 19, with a full week of grand-opening specials: the first 100 customers get $50 in reward dollars, Sunday buyers get a free drip coffee with any $10 purchase, Monday brings $5 juice on tap, and Tuesday adds a free coffee or espresso drink with purchase.
Three leases, three companies, one plaza, all inside about eight months. That is not a coincidence a landlord stumbled into. It is a bet, made out loud by the people signing the leases, that Park Plaza's value now has as much to do with who can walk there as who can park there.
The Trail Did the Quiet Work
The thing Jishi named directly, the trails, is not new infrastructure. The B&A Trail has run 13.3 paved miles between Glen Burnie and Annapolis for decades, and Severna Park residents have used it for morning walks and after-school bike rides the whole time. What changed is that national and regional operators started underwriting real estate decisions on the assumption that trail-adjacent walkability drives actual morning traffic, not just recreational passersby.
You can see the same logic play out half a mile away on Baltimore Annapolis Boulevard. Vivi's Chicken n' Mac closed its Edgewater location after roughly a year in business and relocated to 544 Baltimore Annapolis Boulevard, where it held its grand opening and ribbon cutting on April 18. The company, part of the same MONTE Restaurant Development Group behind Squisito Pizza & Pasta, didn't need to land inside Park Plaza itself to benefit from the same walking population. The address puts it within easy reach of the same trail corridor and the same households who might walk to Toastique on a Tuesday and to Vivi's on a Friday night without getting back in the car in between.
The Severna Park Farmers Market has quietly made this same bet for years, long before anyone called it a trend. It runs every Saturday from 8am to noon through the end of October, set up at the park and ride where Ritchie Highway meets Jones Station Road in Arnold. Joyce's Flowers & Herbs has held a spot there for more than 30 years. My Nana's Kitchen is running its 28th season. Pat's Produce and Gourds has been a market fixture for 24 years, and The Ville's Dills is starting its 14th. None of these vendors needed a walkability thesis to justify showing up on foot or by bike every week. The new restaurants are, in effect, catching up to something the market already knew.
What's Actually Open This Week
If you're deciding where to point your Saturday, here's what's live right now, not what's coming later:
- Toastique's grand opening, Saturday, September 19, 8am to 5pm, at Park Plaza. Opening-week deals continue daily through the following Tuesday.
- The Anne Arundel County Fair, running September 16 through 20 at the fairgrounds in Crownsville. It's the 74th year of the fair, with new dinosaur and firefighting shows added to the usual tractor pulls and pig races.
- The Severna Park Farmers Market, every Saturday morning through the end of October at Ritchie Highway and Jones Station Road.
- A one-time November Market, set for November 15 at The Station on Earleigh Heights Road, a different location and format from the regular Saturday season.
Paris Baguette and Vivi's Chicken n' Mac are both already open and running full menus, so neither requires a special trip to catch a grand opening.
Why the Order of Operations Matters
None of this changes what's inside Park Plaza. Planet Fitness, Five Below, and the older sit-down spots on the block are all still there. What's changed is the reason new tenants are choosing the address. For years, the pitch to a national chain was traffic count on Ritchie Highway and household density in a five-mile ring. That's still true, more than 125,000 people live within five miles of the center. But the pitch that actually closed these three leases was different: a trail most residents already use, and a farmers market that already proved people will show up on foot on a Saturday morning.
That's a small shift, but it changes what living near this corridor actually feels like day to day. A year ago, grabbing breakfast, buying flowers, and picking up dinner meant three separate car trips strung along Ritchie Highway. Today, someone starting a walk on the B&A Trail can end it with toast in hand, and someone finishing a Saturday morning at the farmers market can walk into Park Plaza for whatever MOM's doesn't carry. The corridor didn't get louder. It got more walkable, on purpose, because the businesses moving in said so themselves.
